Is it better to buy a house or rent?

It depends. Generally speaking, if you would pay roughly the same amount for a mortgage as you would pay for rent AND, if you plan to stay put for a few years; then it would be better to buy. The main reason is that you would build equity in the house with each monthly payment, and if the house appreciates in value, that could result in a tax-free gain to you. Neither of those benefits are available to renters.

How much cash will I need to buy a house?

A good estimate of the amount of cash you will need to buy a house to live in, is 8% of the purchase price of the house. So if you're buying a house for $400,000, you will need about $32,000 in cash. This amount represents your down-payment AND your closing costs. The good news is that, this cash doesn't all have to come from you. You could get some from down-payment assistance programs, the seller/builder, and your family could also pitch in.

Who should I contact first, a Realtor or a Mortgage Loan Officer?

It's up to you. The Loan Officer will assess your current financial situation to see if you are ready to buy. They will also determine the price of the house you will be able to buy, give you a Pre-Approval Letter and an estimate of your monthly payment. If you want to know that before you start house-hunting, then contact the Loan Officer first. Unless you're buying cash, most Real Estate Agents will not take you house-hunting unless they know you are pre-approved for a mortgage and your buying power. This allows them to know the price range of houses to show you. So if you choose to contact a Realtor first, in very short order they will refer you to a trusted Loan Officer.
